Background to Round Table Discussion

     The concept that's been in development for 6+ years and is coming out of the business planning stage has been that more homes can be created for sale if provided on a cost-plus basis to potential home buyers. 

     But, instead of "giving homes" to people at this level, as if it were a charity, the idea is to create a cooperative corporation, which would have in its shareholder membership buyers, sellers, developers and contractors. 

     Working in concert to provide these opportunities, homes can be developed in a great quantity, while the partners to the operation would be able to share in the future values of the properties, at the same time covering their costs and earning a fair profit in the short term. 

     The buying audience this ideas serves is distinguished by the following: "In Coastal Southern California, in Los Angeles County alone, where the average household annual income is $36,000, only half of the residents own their own home. Of the half that do not own, few if any of these working class residents can actually afford to qualify & buy a home, based on their working income, and only with a large down payment. The problem is the cost of living, where the median price for a 3-bedroom rental is $2,450. In order to help moderate to middle income individuals and families create equity for themselves over time, turn this local economy around, while improving the commuting problem and cleaning the environment, by getting more buyers involved in buying Green affordable housing this business plan proposes to solve that problem."

     If these same persons were to find a way to buy a home on their own in these parts (Los Angeles County), for the prices of the homes they could qualify for a loan on, most likely neither the neighborhood/schools would be the kind they'd prefer to live in, and their cost of living would so much higher that they could not afford to bring the home up to current building codes, let alone "Green" it. 

This cooperative corporation is designed to make homes more accessible to a wider audience of consumers, as a local economic development program and enhancing neighborhoods, as a way of opening the door to "more affordable" home ownership. This is created without the need for government assistance, or for buyers to qualify for individual mortgages. It is also available to existing homeowners, who are behind on their mortgages and can provide them the funds to catch their mortgage up, if they agree to "densify" and co-op their land.
